Meeting called to order: 7:06pm by Kevin Watkins

August 29, 2007 meeting minutes approved

 

Delinquent homeowner dues: Status of delinquent dues collection efforts reported by Robert Wente. Three homeowners were referred to the attorney. The problem of how to handle sporadic payments from a single homeowner was discussed with no definitive answer.

 

Association finances: A current P&L was presented indicating a sufficient balance on hand to meet association needs through the end of the fiscal year.

 

Newsletter:  Kevin Watkins proposed that the board collectively contribute to the completion of the newsletter.  Jerry Knox volunteered to solicit articles and edit a short first edition.

 

Web site: Kevin Watkins motioned to put all board minutes from August 2006 to present on the web site.  Seconded and passed

 

Violations of HOA Rules & Regulations: Jerry Knox reviewed status of any current violations.  Homeowners, in general, have been very cooperative in correcting violations as they have been explained in General Compliance letters.

 

Landscaping: Our landscaping company has been asked to clear overgrown shrubbery from around the collection pond near Sultan Basin Rd and Hyatt Court. They have been asked to provide an estimate before beginning work.

 

Association bookkeeping computer program/service.  The association has been using Quickbooks Online to manage our bookkeeping function at a new annual cost of $400. It is felt by 2-3 members of the board that this program is not appropriate and too expensive for the needs of the association. Jerry Knox motioned that we discontinue the use of the expensive and overly complicated online service and purchase a smaller, less complicated and less expensive version to reside on board director’s computers. Transfer of all data to the new purchased program will be completed before the online subscription is cancelled.  The treasurer will provide weekly updates to each director for their information and use. The treasurer will be the only board member to input information into the program. Seconded and passed.
